Austin Texas Real Estate Boom

When you read the real estate stats for sales in Austin this year, it just does not make sense. The Austin American Stateman produced an article that showed sales down from last year. This is alone is not strange if you take away the fact that jobs in Austin Texas Grew during the same time.

We see the subprime concerns opening up inventory, builders are developers are still going. Lago Vista Real Estae for example is going to see some real changes with all of the new communities coming in, and I mean large subdivisions relative to the size of the town.

I am not sure if Builders and Developers are ready for something I do not see or are they over eager. When we look at the growth plan for Austin over the next couple decades it seems that we neeed the developments, but how can we expect so many people. Well, Austin is a beatiful town. when I go to other cities I can see why people like it so much, it’s sometimes hard to remember that all places are not this pretty.

Austin Real Estate Buying Tips

Austin, the capital city of Texas, is one of my favorite places to live in. And not only is mine, the city is at top of many people’s list of the best places to live in, which has made every inch of Austin real estate a hot cake among realtors. In 2009, Money magazine selected the city as the No. 3 Best Big City in “Best Places to Live”, and it was at No. 2 position in 2006. Other accolades that Austin has received include:

  • Greenest city in America, MSN
  • No.2 city with the best people, CNN Headline News and Travel & Leisure magazine
  • America’s No. 1 college town, Travel Channel
  • 5th safest city
  • The least stressful large metro area, Forbes magazine.

Now can you see why the houses in the capital city of Texas are sold long before “Austin Homes for Sale” placards are placed before them? Not only that, the rub-off effect of Austin’s real estate success can be seen on homes in Kyle as well, a city 21 miles southwest of Austin. Call it Austin phenomenon that even “Kyle homes for Sale” placards do not have to wait longer before it is shoved inside the already crowded stowage.

Austin Texas Real Estate

The Overall Austin Market:

Sales in December were up 6% over last December. This was a dramatic turn from last month which was off 27%. For the 2010 calendar year sales were off 5% to 17,905 single-family homes. The average sales price, however, was up 4% compared to 2009. 2010 was an unusual year, even considering the national economy. Last Spring saw the end of two homeowner’s tax credits. This created an unusually active Spring and a less active Summer. Recently more buyers seem to be focusing on the below 5% interest rates and the increased affordability they are receiving. They are finding suppressed prices and good selection.

Austin continues to be prominently mentioned among the Top Cities nationally – the latest being ABC News’ naming Austin #1 to rebound economically. In a completely different category, Men’s Health Magazine named Austin as the Sexiest City in America. Congrats!
